Methodology

Last reviewed 18 October 2026

Tasqio labels every number on the platform as one of three things: a fact (observed from a developer, Dubai Land Department or a licensed feed), a Tasqio estimate (calculated from facts plus stated assumptions) or Tasqio analysis (a score produced by a documented model). Scores and estimates describe how a project looks under our model today. They are not predictions and never guarantees.

Investment Score

A 0–100 score built from eight components. Each component is mapped from a raw input to 0–100, then combined with the weights below (weight set v1). When a component has no data it is dropped and the remaining weights are renormalized. We show the score only when at least 70% of the weight has data, show it with a "Partial data" label between 50% and 69%, and otherwise show "Not enough data to score".

ComponentWeightRaw input and mapping
Rental yield20%Estimated gross long-term yield; 4% → 0, 10% → 100
Price opportunity15%Project price per sqft versus the area's off-plan average; 10% below → 90, 10% above → 10
Capital growth15%Area 12-month price change; 20% → 100

Area Score

The same model applied to area-level inputs only: yield (30%), 12-month growth (25%), liquidity (15%), upcoming supply (15%) and demand (15%).

Developer Score

Built from measurable inputs only: completed projects on record (45%), active projects (15%) and average handover slip in months between the promised and actual quarter (40%). Developers with fewer than two completed projects on record are not scored. We do not use reputation inputs and publish no negative claims about developers.

Payment Score

Rewards lower cash at booking (45%), how much of the price is spread over construction and post-handover (35%) and the time until handover (20%). "Cash today" sums every milestone due at booking or within two months.

Rental yield and ROI

Gross yield = annual rent ÷ purchase price. Net yield subtracts vacancy, service charges, management fees and maintenance, using the assumptions shown on each project page. Short-term estimates use an average daily rate, an occupancy rate, available nights, a management fee and operating expenses. Every assumption is editable in the calculator and every result is labelled a Tasqio estimate.

What is included

Public lists, statistics, rankings and sitemaps use published projects that are not part of the demo dataset. A project page can be indexed only when it is published and real. An area page needs at least three real projects. A developer page needs at least one tracked real project. Market, statistics and landing pages need at least five projects, including one real project. A comparison URL is indexed only when both projects are real and the view is not personalized. Filtered /off-plan URLs canonicalize to /off-plan and stay noindex. These rules apply only when TASQIO_ENV=production; every other environment sends noindex.

Medians and sample size

When Tasqio compares a project with its community, or describes an area snapshot, it uses the median rather than the mean so one very expensive project does not move the figure. A median, a share under AED 1 million, and a "most common" handover year are shown only when at least five other tracked projects (five in total for an area) are eligible. Smaller samples still show the project count and the starting price, and they say that the median is withheld. Every such sentence states how many projects it is based on.

Missing data

A missing input is omitted. Tasqio does not fill a rental yield, a price-growth rate or a transaction count from listing prices. The Investment Score drops any component without data and renormalizes the remaining weights, and it stays hidden when coverage is under 50%. /statistics/dubai-rental-yields is not treated as a yield dataset until a rental basis exists for the projects on the page.

Price position

Price position compares one project's starting price, or its starting price per sqft, with the median of the other tracked projects in the same community. The sentence states the percentage above or below that median and the number of projects in the comparison. It is omitted when fewer than five other projects exist. A project below the median is not described as a better investment; the figure is only a position in the current tracked list.

Area and market statistics

Area snapshots and Dubai off-plan market statistics use the same calculations: median starting price, median price per sqft, the share of the list under AED 1 million and AED 2 million, and counts by community, developer, handover year, property type and booking-payment band. Each sentence names the Tasqio list it describes. It does not claim to be every project on the market.

Indexing quality gate

A page can be indexed only when the site is in production, the entity rules pass (a real published project, at least three real projects for an area, at least one for a developer, at least five for a market page) and the quality score is at least 65. The score adds inventory depth, completeness, a data-derived paragraph, internal links, structured data, a licensed image, freshness and an original Tasqio metric. A high score does not override a failed minimum. Demo entities, unpublished projects and personalised comparisons stay out. Similar introductions are recorded as warnings and do not, on their own, remove a page.

Price vs area

The project's starting price per sqft compared with the average starting price per sqft of tracked off-plan projects in the same area. We describe a project as "good value" when it is at least 5% below that average and "premium to area" when it is at least 5% above; we do not use the word "undervalued".

Data freshness and limitations

  • Each value shows the date it was last observed; pages flag "Data may have changed" after 45 days.
  • Where several sources disagree we display the higher-priority source (developer, then DLD, then licensed feeds, then editorial, then calculated) and record the conflict for review.
  • Demo datasets are fictional, are labelled as such on every page and are excluded from search indexing.
  • Nothing on Tasqio is financial advice. Investment decisions should be made with a licensed professional.
